Ask your contractor these important questions:

• Are they offering you a contractor's warranty or a manufacturer's warranty?  Manufacturers have deeper pockets and will stand behind their warranties.  If the contractor who installed your roof disappears, the manufacturer will send in a different contractor at no cost to the owner to make repairs.

• How long is the warranty period and is it pro-rated?  Many pro-rated warranties offer very little coverage if you read the fine print.

• Does the warranty cover repair and replacement?  Pooling water, biological growth, chemical emissions

• Does the warranty cover material and labor?  Again, be sure to read the fine print.

• Does the company pay for consequential damages to the contents of your building if a failure should occur within terms of the warranty?  We are only aware of one manufacturer that does, Duro-Last.

• Is the contractor a certified applicator and a member of the national roofing contractors' association?

• Is the contractor licensed and insured?
