How To Make Roof Additions

For most commercial roofs, the roof probably accommodates various roof penetrations.  These items may be hid from your line of sight and may go un-noticed until they become noticed due to an interior leak or equipment breakdown.  Many of these penetrations are added after the initial design and installation of the roof when the building was first constructed.

Proper planning for roof additions will result in optimal performance.  Below is a quick step guide for adding extras to your roof:

GET THE NECESSARY APPROVALS FOR YOUR ROOF ADDITION

Before hiring a contractor and/or doing any work, ask local or state government if approvals, permits or professional services will be required for your particular roof addition. Stay in compliance with local and state building codes.

CONTACT YOUR ROOFING CONTRACTOR

If the items to be added are non-mechanical or non/electrical, contact your roofing contractor.

Your roof may have a warranty. Make sure to use warranty acceptable materials and a contractor certified to perform work.  This will confirm un-interrupted warranty coverage that will include the new roof work.

Most roof contractors are not licensed or certified to perform electrical or plumbing work.

RECRUIT APPLICABLE CONTRACTORS FOR MECHANICAL ROOF ADDITIONS

If the items to be added are mechanical or electrical, enlist all applicable contractors.  This may include the roofing contractor, plumbers, HVAC contractor, structural contractor, and or electricians.

Once the work for the added roof stuff entails more than two contractors, it may be necessary to enlist architectural and/or engineering companies for safe structural and utility design.

TAKE CARE OF ADDITIONAL ROOF MAINTENANCE

Since work is going to be performed on the roof this may be a good time to have one or all of the following performed:

1. Roof inspection – This would include inspecting roof drains, gutter, downspouts, and overall roof condition
2. Adding walk pads and perimeter warning tape.
3. Installing permanent roof anchors for personnel to “tie off” to once they access the roof.   This is a great safety feature that will make your roof a safer place to work.
4. Cleaning the roof per roof manufacturer recommendation.
