WHAT SIGNS OR ISSUES INDICATE MY BUSINESS NEEDS A NEW ROOF?

It depends on the type of roof, first and foremost. The materials used play a significant role in longevity. For example, for steep slope roofs, commercial metal roof panels last longer than most other materials like asphalt shingles. Other contributors include the age of the roof and history. Do you know if there have been significant repairs due to storms? If so, you’ll want to hire a commercial roofing contractor to complete a field inspection.

WHAT ROOFING MATERIAL SHOULD I CHOOSE?

The type of commercial building and your climate can help determine the best roofing material. For a steep slope roof a great choice would be a metal roof system for your business. It can last for decades and requires little maintenance. However, if your building codes don’t allow for metal, there are additional products that may work just as well and display great performance. The best option is to bring out a roofing contractor who can help you make an informed decision.

Is it possible to lay a new roof on top of the old one?

Putting a new roof on an old one is a possibility. It saves money by not requiring the removal and disposal of the out-of-date roof. However, whether or not this application can work for you depends on a couple of things like:

  • Deck conditions
  • Moisture
  • Building code

Before you can consider a roof re-cover, you’ll need to gather a bit more information. A roofing contractor most likely will need to perform core cuts of the existing roof and complete a roof deck test.

HOW LONG WILL THE COMMERCIAL ROOFERS TAKE TO PUT IN A NEW ROOF?

This question is a little more challenging because it varies. You’ll need to consider the size of the project, the type of project, and the materials you choose to put on your roof.

Regular roofing inspections will prolong the life of your roof. They’re incredibly important when it comes to keeping your commercial roofing system in check. At the minimum, you should be checking at the change of each season. However, if you experience harsh weather or storms, get a trusted contractor to come and inspect the roof.

WILL MY NEW ROOF COME WITH A WARRANTY?

Make sure to ask for warranty possibilities. You can expect to be offered a couple of different warranty scenarios. The first is a warranty for the products used on your roof and comes directly from the manufacturer. The length of the coverage is different, but you can expect anywhere from 10, 15, to 30 years.  Another separate warranty may be offered by the installer/contractor for the labor, which could vary in length of time and coverage. The more reputable the roof system manufacturer and it’s certified contractor/installers the more comprehensive the warranty can become.  For instance, with a high-grade roof system installed by one of its certified installer contractors, you could access warranties that the manufacturer will cover both materials and warranty on a non-prorated basis!

HOW CAN A FLAT ROOF DRAIN WATER?

A “flat” commercial roof is a misnomer. While it appears flat, there is usually some form of slope applied at the installation allowing for water runoff.  If you see small pools of standing water after a rainstorm, fear not. It’s very common. But, if it lingers more than 48-hours, call your commercial roofing contractor.

HOW DO I HIRE A GOOD COMMERCIAL ROOFING CONTRACTOR?

Not all roofing contractors are created equal. There is a difference between a residential and commercial roofer, and you’ll want to hire the one most appropriate for the job. A quick search online will yield many results, but you’ll want to pick someone who has experience working on commercial buildings and offers superior products such as Duro-Last and Elevate as thermoplastic and rubber(EDPM) roofing systems. Also, take the time to ask if the roofing contractor is certified with the manufacturer.
