Bubbles/Blisters

This is especially important if inclement weather is expected, as things like rain and even heavy winds can cause further damage.

Tears/Cracks 

Similar to bubbling, it can be difficult to spot tears or cracks in your roofing material from ground level. This is why routine roof maintenance is so important. Conduct regular roof inspection and look for any spots where your roof shows signs of excess wear, particularly cracks and tears, which can be gateways for moisture to get in and cause roof leaking and other costly problems.

Damaged Flashing

The metal strips that run along the edges of your roof are known as flashing. These strips serve to hold down roofing materials and seal out external elements, like water or debris. If you notice bent, missing or otherwise damaged flashing during a roof inspection, be sure to address the problem immediately to avoid potential leaks and other damages.

Standing Water 

Because most commercial roofs are flat, it’s not unusual for water to temporarily pool in spots during or immediately following rainfall. If your roof still looks like a pond days or weeks after the fact, however, it’s a big red flag. Persistent moisture on roofing materials can eventually seep through and result in a leaky roof – a problem both internally and externally.
