Damaged Flashing

The metal strips that run along the edges of your roof are known as flashing. These strips serve to hold down roofing materials and seal out external elements, like water or debris. Standing Water 

Because most commercial roofs are flat, it’s not unusual for water to temporarily pool in spots during or immediately following rainfall. If your roof still looks like a pond days or weeks after the fact, however, it’s a big red flag. Persistent moisture on roofing materials can eventually seep through and result in a leaky roof – a problem both internally and externally.
